When making your booking to stay at MOLLIES FARM, you agree that you have read and understood the below terms and conditions and acceptance of your booking will form your agreement with these terms and conditions.

NOISE - If you or any other guests within or as part of your group at the property receive a warning about noise and you fail to comply, you will be asked to leave the property IMMEDIATELY with no refund of monies.
For the purposes of this clause, noise disruption includes — loud behaviour of any type that disrupts the peace and quiet of others; intrusive or abusive language; or loud music or any sounds affecting other residents that is audible outside the boundaries of the property.

EVENTS/PARTIES - MOLLIES FARM is not a venue for partying and we have a strict policy of no Events or Parties policy unless you have contacted us and made arrangements prior to your arrival. If you have plans to celebrate during your stay, we request that you advise us in writing at least 7 days in advance of your stay by emailing your request to INFO@MOLLIESFARM.COM

Please be aware that many farmers in this area are up before light so please observe quiet times between – 10 pm till 6 am. We also keep noise to a minimum during this time to avoid unnecessary stress on the animals.

As we (The owners/managers) live on-site, we will be in the paddocks feeding the animals, every morning between 6.30 am and 7.30 am and every evening between 5 pm and 7 pm. For your privacy please be assured, we will not enter the cottage at any time during your stay unless an emergency arises. You are also welcome to join us during these animal feeding times.•

TOILETS - Please do not flush anything down the toilet other than human waste and supplied toilet paper, anything else will damage the enviro cycle.•

ANIMALS - For your safety, under no circumstances are guests allowed to enter the paddocks where the livestock (Cows, Alpaca’s, Sheep and Goats) are. By all means you can go down and pat or feed them when supervised (only approved food) over the fence (Supplied Pellets, Hay, Oranges, Banana or watermelon only for goats and alpacas. Hay or Bread for the cows is fine. Please note, Under NO circumstance are you to enter paddocks unless you have been approved to do so and are accompanied by one of our staff.

Please note, if you have children they must be supervised by an adult at all times.

- We have 4 very friendly border collies, however, they are still dogs and if teased, provoked or mistreated, they may react, please ensure your children are supervised when interacting with our dogs. If you or any guest are not comfortable with dogs, please communicate this to us so we are aware of this . Under no circumstances are you to feed any of the dogs. Please ensure there is no rubbish, food or scraps left in any areas where the dogs may be able to access them.

- The on-site pool is available to use and is fully fenced. Children must be supervised at all times when using the pool — it is the guest’s responsibility to ensure that children are not left alone at any time in the pool area.
No glassware or bottles are to be used in the pool area. You will find many plastic cups in the cottage for your use. You are welcome to scoop leaves off the top of the water with the net, however, please do not touch or try to adjust any of the Pool filtration equipment.

DAMS and CREEKS - Please also note that we do have dams on the property, these are not suitable for swimming, nor are they fenced. Under no circumstances are these areas to be used for swimming.

FIRE PIT - We are happy for you to have a small fire in the designated fire pit, but under no circumstances do we permit open bonfires in the paddocks etc. Huge fines from the rural fire services will be issued and you will forfeit your bond and be liable to pay any fines incurred. If you wish to use the fire pit, we can provide some wood and kindling.

TANK WATER - As we are on tank water please do not leave taps running. Due to insufficient rain in the dry seasons, our water tanks can get very low. Please be mindful of your water usage during your stay and note that the off-peak HOT water will run out from time to time if there are long showers or many people showering. We will provide filtered water for you to drink, please let us know if you need anymore.

OUT OF BOUNDS - Please do not enter or allow any children to enter the TANK area behind the cottage carport as this area is Out of bounds. There is a MAP of the property in the cottage that clearly indicates ALL areas that are Out of bounds, please ensure this is clearly explained to your children. 
STABLES, SHEDS and GYM - Stables, Sheds, and Gym are not to be unlocked, entered, or used in any way. If the above are unlocked, entered or used you will automatically forfeit your security bond.

SMOKING - Smoking is not allowed inside the Cottage or in the pool area. If you wish to smoke please do so in the open areas near the cottage and ensure all butts are extinguished and disposed of appropriately.

- Under no circumstances can motorised vehicles to be used in or on the property/in the paddocks i.e. motorbikes, quad bikes, drones etc. •

GATES - Please do not climb or swing on the gates, they may become unhinged or get damaged. Please ensure all gates are closed behind you and securely chained. As the front gate at the top of our driveway is always open, the house paddock gate at the side of the house must be closed at all times to ensure our dogs, ducks and chickens stay in the backyard. When you enter the property you must drive slowly at a walking speed only and please be mindful of the animals and children at all times.

ELECTRIC FENCING - There are electric fences located in various spots from time to time used to contain the livestock and to rotate feed areas. These fences are live and should not be climbed on or touched in any way or you will receive a very large shock.

TRAMPOLINE - Children are welcome to use the trampoline if supervised by an adult, however, Please ensure shoes are taken off and the trampoline is fully zipped closed. Please do not play with the zipper.

Please leave our property the way it was when you arrived. Please wash the dishes and clean the kitchen. Put all rubbish in the bins at the side of the property.

- We have CCTV cameras at various locations on the property to ensure your safety and our security. There are no cameras located in the cottage, however, all areas in the yard are under constant surveillance.

TERMS & CONDITIONS CONTINUED This Rental Agreement is made between the Owners of MOLLIES FARM' and the above-mentioned Guest(s). This reservation is for quiet residential vacation accommodation only. Therefore parties, receptions, weddings, events, and gatherings of any kind are strictly prohibited unless agreed in writing prior to your arrival. No additional people beyond the maximum occupancy (sleeps 7) or the agreed amount of guests you’ve selected on the website booking are allowed in the cottage at any one time. You may request additional guests to visit during the day for a BBQ or similar but only after first discussing and getting approval by the owners. The names of all guests staying at the property must be listed above. If the names of guests in your group change, this must be communicated to the Owners in writing. Guest(s) agrees to take the property as-is, sight unseen. Guest(s) acknowledges that the Owners retain the right to enter the property for any reason. Quiet hours are from 10 pm until 6 am. Please keep noise to a minimum. Guest(s) use of the property is subject to local noise ordinances. Noise complaints are subject to local law enforcement intervention. Law enforcement intervention will be deemed as a breach of this Agreement and may lead to cancellation of your reservation, eviction from the property or loss of your entire deposit. The property shall be in the same condition upon departure as at check-in.
 Guest(s) may not sublet or assign this Agreement. Guest(s) are prohibited to smoke in the cottage.
 Guest(s) must immediately notify the owners of any fire or other damage or injury to the house or any person(s) in the house. Guest(s) shall be responsible for all acts of the family, invitees, employees, or other persons invited onto the property by guests.
 Guest(s) shall be responsible to leave all keys with owners upon departure.
 Guest(s) shall abide by the House Rules of the Owners as provided to Guest upon booking. Guest(s) shall not bring any pets onto the property unless agreed upon prior to stay.
 Guest(s) understands that the Owner/Agents cannot guarantee that adjacent properties will be free from disturbances and/or not be under construction. Construction on adjacent properties or construction conducted by the State is not reason for termination of this agreement, nor is it a reason for the refund of any monies to Guest(s). Guest(s) understands that Australia is a tropical climate in which insects, rodents, lizards, spiders and snakes flourish. You may encounter these animals during your stay and understand that the Owner/Agents will make our best effort to minimize your exposure to these animals. Contact with an animal inside or outside of your rental is not reason for termination of this Agreement, nor is it a reason for a refund of your monies. Guest(s) enter property at their own risk. Guest(s) understands that there are certain risks inherent to persons and property that is located in a rural area with livestock on the property and acknowledges that the Owner would not rent this property unless the Guest(s) accepted these conditions and assume these risks. Owners will not be liable for personal property lost due to theft, flood, fire, unforeseen circumstances or natural disasters. Owner will not be liable under any circumstances, including substitutions, to refund any unused portion of booked accommodations or services, except as noted in Cancellation Policy with Airbnb or on the Molies Farm website.
 Owners reserves the right to cancel or rescind any rental agreement if it is found that the guests are conducting unlawful or dangerous activities (including entering barns, stables, paddocks), have made any misrepresentation about the nature or size of the group, use of the property or any other misrepresentation, or are in any way in breach of any part of the rental agreement. Daily Cleaning Services are not included, but can be provided upon request for an additional fee. If Guest(s) violates any of these terms above, they will risk losing their entire bond and will be liable for additional damages if the amount exceeds the security deposit amount.

Any request for cancellation must be in writing. Full refund for cancellations made within 24 hours of booking, if the check-in date is at least 14 days away. 50% of paid prepayments refundable when canceled 60 days before arrival or earlier. 0 % refundable if canceled after.

REFUNDS: Refunds will be made only if the property rented becomes unfit for habitation and cannot be repaired or restored to its condition at occupancy within a reasonable time.

SECURITY DEPOSIT: A Security Deposit of $500 is required and will be returned within 7 days of the departure date, provided there is no damage to the property. Sand may clog showers and baths. Please rinse off all with the outdoor hose before entering the home. Damage to the plumbing can affect the Security Deposit.

RELEASE OF LIABILITY & INDEMNIFICATION AGREEMENT In consideration for the right to occupy ‘Mollies Farm’, the current occupants acknowledge and agree as follows:
1. Guest(s) agrees to inform any and all people who will be on the property, of terms and conditions, and to monitor compliance with terms and conditions.2. Guest(s) agrees to RELEASE, HOLD HARMLESS, INDEMNIFY AND DEFEND Mollies Farm, and the Owners from ANY AND ALL LIABILITY, CLAIMS AND CAUSES OF ACTION arising out of or connected in any way with participation in any activities at the property. Guest(s) also agree to cover any costs or expenses, including reasonable attorney’s fees incurred in connection with such claims.
3. Guest(s) acknowledges that the release and indemnity provisions apply to all claims for injury or damage resulting from any cause, including the negligence of any party released herein. Guest(s) further acknowledges that this agreement shall be binding on all family members, guests, including minors, guardians, heirs and any executor or personal representative or beneficiary. 4. Guest(s) agrees that this Agreement should be enforced to the full extent permitted by law. If any section or part of this Agreement is held not to be enforceable under the applicable law, the remainder of the Agreement shall be enforced. The release and indemnification provisions of this Agreement do not apply to reckless or intentional acts, unless such provisions are permitted by the applicable law. 5. This Agreement is subject to the laws of the state of Australia. Any disputes are subject to be settled by binding arbitration in Sydney, Australia according to the rules of the Australian Arbitration Association. The prevailing party in any arbitration or litigation shall be entitled to recover reasonable attorneys fees.6. Guest(s) states that he/she is 18 years of age or older and legally competent to sign this Release of Liability and Indemnification Agreement. I understand that these terms are contractual and not a mere recital. I have signed this document of my own free act.7. Guest(s) agrees to hold owner and agent free and clear of any liability for damage to self or property, resulting from accident, injury, loss of enjoyment resulting from the weather, inoperable appliances or equipment (including barbecue). Please sign here that you have read, understand and agree to all of the above Cancellation Policy, Terms & Conditions and Release of Liability information. Confirmation of reservation occurs upon full execution of this agreement.
